What is Index II/2?

Index II document gets generated when you register any property-related document, such as a sale deed, a rent agreement, a gift deed, etc. in the registration office. It is like a summary of the registered document that contains some key information about the property and the parties involved.

What kind of information you can find in Index II (2):

  1. Type of Document: This tells you what kind of document was registered, for example, a sale deed, an agreement for sale, a gift deed, etc.
  2. Transaction Amount: This shows you how much money was paid by the buyer to the seller or by the tenant to the landlord for the property.
  3. Property Market Value: This is the value of the property as per the government records, which may differ from the actual market value.
  4. Property Description: This gives you a brief description of the property, such as the society name, unit number, floor number, total area, parking area, balcony area, survey number, GAT number, plot number, village name, division name, district name, etc.
  5. Area of the Property: This tells you the total area of the property in square feet or square meters.
  6. Name of the Parties to the Agreement: This shows you the name, PAN, address, etc. of the seller and the buyer or the landlord and the tenant who are involved in the transaction.
  7. Date of Execution and Registration: This tells you when the document was executed and registered in the office.
  8. Document Registration Number: This is a unique number that is assigned to every registered document and it helps you to identify and retrieve the document from the government database. It consists of a number, an office name and a year of registration.
  9. Registrar Office Name: This tells you which office was responsible for registering the document.
What is Index 2 (II) and How to Search and Download it Online

How to search Index II/ 2 online?

You need not visit the registration office or pay any fees to get a copy of Index II/ 2. You can simply do it online with a few clicks.

There are two ways to search for Index II online:

  • Option A: Search by Property Details
  • Option B: Search by Document Number.

Depending on what information you have, you can choose either option. Let me explain each option in detail.

Option A: Search by Property Details

This option is useful if you don’t know the document number but you know some details about the property, such as the year of registration, the party names (optional), the exact location of the property (district name, tehsil name, village name), the survey number, or the plot number, or the CTS number, or the GAT number, etc. However, this option can be a bit time-consuming as it will show you all the relevant documents registered in that particular year. So, you may have to scroll through a lot of results to find the one you are looking for. Here are the steps to follow for this option:

  1. Visit IGR freesearch website
  2. Select the jurisdiction out of “Mumbai”, “Rest of Maharashtra” or “Urban Areas in Rest of Maharashtra”.
  3. Add the property details that you know (the required details are - Year of Registration, District Name, Tahsil Name, Village Name, and Survey No. or CTS No. or Milkat No. or Gat No. or Plot No, etc.)
  4. Choose if you want to take Name Based Search (If you want to search eFilling data by name search then type both first & last name in English (Capital letters) otherwise for other results type both first & last name in Marathi).
  5. Click on “शोध (search)”

You should see a list of documents that match your criteria. You can click on any document to view its details and download its Index II/ 2. Easy peasy!

Option B: Search by Document Number

This option is faster and more convenient if you know the document number of the registered document. The document number is a unique number that is assigned to every registered document and it consists of a number, an office name and a year of registration. You can find this number on your registered document or on your Index II/ 2. Here are the steps to follow for this option:

  1. Visit IGR freesearch website
  2. Click on “दस्तावेज क्रमांकानुसार शोध/Search by Document Number”.

  1. Select the registration type from eFiling, eRegistration, Regular, iSarita 2.0

  1. Select the district. For example,Select “Gondia” if Document Number was “1234/GDY/2023”. Here GDY stands for Gondia
  2. Select the SRO (Sub-registrar Office).
  3. Select the year of your document. For example,Select “2023” if Document Number was “1234/GDY/2023”.
  4. Enter the Doc. number in the format “Number”. For example, Write “1234” if Document Number was “1234/GDY/2023”.
  5. Click on “शोध (search)”

Voila! You will see the details of your document and you can download its Index II/ 2 in a jiffy!
